Roofing cost per square

Bid sheets and crew talk in roofing squares — 100 sq ft of roof surface — and in dollars per square installed. This page keeps unit math visible: asphalt about $350 / $500 / $700, metal $700 / $1,000 / $1,400, flat $500 / $800 / $1,200 (as of 2026-07), plus tear-off $100 / $150 / $250 when removal applies. Mid asphalt redo all-in near $650 per square is the number many homeowner conversations actually need. Multiply your squares by the band, or enter squares in the calculator and read totals — same table either way. When a bid teaches a better unit rate, override mentally or in the UI; the rail is planning context, not an invoice.

When to use — and when not to

When to use

A bid says $625 per square all-in and you want that as a house total. Comparing unit quotes across bidders. Teaching yourself squares before appointments.

When not to

You think in floor sq ft only → roof cost per square foot. Labor-only line items → roofing labor cost per square. Full story pages → roof replacement cost. Price-list framing → roofing prices.

Assumptions

Installed $/square includes typical crew stack — not materials-only bundles. Tear-off additive when enabled. Dated 2026-07. Commercial and tile products use separate unit tables on their pages.

Worked examples

Asphalt mid $500/sq + tear-off mid $150/sq × 20 squares

Mid ≈ $650/sq all-in → $13,000 total

Unit and total tell the same story.

Metal mid $1,000/sq + tear-off mid $150/sq × 20 squares

Mid ≈ $1,150/sq all-in → $23,000 total

Material unit gap drives total gap.

How it calculates

total ≈ squares × ($/square material + $/square tearoff if on)

Unit-first math — pick $/square band, multiply squares, optional tear-off add-on.

  1. Identify material band low / mid / high from the 2026-07 table.
  2. Add tear-off $/square when old roof comes off (~$100 / $150 / $250).
  3. Multiply by your roof squares — enter them in the calculator to see totals.
  4. Override $/square when a local bid teaches a better unit rate.

Common traps

  • Materials-only $/square from stores is not installed $/square.
  • Bid $/square may exclude tear-off — add removal band.
  • Steep pitch multipliers appear as higher effective $/square.
  • Commercial and tile products use different unit tables.

FAQ

Installed asphalt runs about $350 low, $500 mid, and $700 high per square in our 2026-07 table — before tear-off. Add roughly $100–$250 per square for removal on redo paths; mid all-in near $650 is a common anchor.
