Before you invite three trucks, you usually want one boring number band: given this roof size and this covering, what should the job roughly cost? This roof cost calculator takes area in squares or square feet, a material family, and whether the old roof comes off, then shows low / mid / high totals from a dated national $/square table (as of 2026-07). It is not a live price feed and not a form that sells your address to “local roofers.” When a written bid lands with better unit costs, override the table mentally or raise the mid — the rail is a planning tool, not an invoice.

When to use — and when not to

When to use

Sunday-night budget talks before you call anyone. A contractor said “about $650 a square” and you want that as a house total. A verbal number feels either cheap or insane and you need a national band to ask better questions.

When not to

You already hold a line-item scope — trust that paper over this page. You mainly want asphalt-vs-metal storytelling → try metal roof cost. You want a long “what does replacement usually run?” read → roof replacement cost.

Assumptions

US national installed bands as of 2026-07: asphalt about $350 / $500 / $700 per square, metal $700 / $1,000 / $1,400, flat $500 / $800 / $1,200. One roofing square = 100 sq ft of roof surface. Tear-off adds roughly $100 / $150 / $250 per square when enabled. Permits, skylights, fascia, and fancy ridge details are outside the default mid unless you push the rate up yourself.

Worked examples

2,000 sq ft roof surface (20 squares), asphalt, tear-off on

Mid ≈ 20 × ($500 + $150) = $13,000; low/high follow the table bands

Architectural shingles and two-story access usually shove you toward high.

18 squares, metal mid, tear-off off (new deck)

Mid ≈ 18 × $1,000 = $18,000

Standing seam often sits above exposed-fastener metal — bump mid/high if that is the product.

How it calculates

squares = sq_ft ÷ 100 (or enter squares)
installed band = material $/sq (+ tear-off $/sq if on)
total low/mid/high = squares × band × complexity

Keep the math boring — that is what makes bid conversations calmer.

  1. Enter roof surface area (not the downstairs footprint if the roof is pitched).
  2. Pick asphalt, metal, or flat — or leave the default and change it after the first look.
  3. Toggle tear-off if this is a redo; leave it off for a clean first covering.
  4. Read the low / mid / high rail. Carry the mid into appointments; keep the high for steep access or extra layers.

Common traps

  • Ground-floor square footage is not roof area on a pitch — ask for squares or measure the surface.
  • Two layers already up can force a full tear-off; the toggle is not a code check for your town.
  • Big-box “materials only” prices are not installed cost. This table assumes a normal residential crew stack.
  • HOA color rules, ice barrier, and ridge vent show up as real dollars — raise mid or treat them as extras.
