These terms govern your use of RoofRangeBase (the site, calculators, copy, and related pages). By using the site you agree to them. If you do not agree, do not use the site.

Estimate only — not a contractor quote, insurance valuation, or engineering stamp. Confirm materials, labor, permits, and deck condition with a licensed roofer before you sign.

What this site is

RoofRangeBase provides free browser calculators that estimate roof cost ranges for planning. Outputs are general information only. They are notcontractor quotes, insurance valuations, engineering advice, permit approvals, or a substitute for a licensed roofer's written scope.

Using this site does not create a professional, advisory, fiduciary, or contractor relationship between you and RoofRangeBase or its operators.

Estimates can be wrong

Defaults are dated national starting points (see methodology). They can lag market changes. Your real job may differ because of pitch, layer count, access, product grade, ice barrier, HOA rules, deck rot, permits, dumpsters, regional labor, and scope items we do not fully model.

You are responsible for confirming materials, labor, permits, and totals with licensed professionals and written bids before you spend money or sign a contract. If a walk-the-roof bid disagrees with this site, trust the bid.

Your decisions are yours

Any contractor hire, material choice, insurance claim, or renovation decision you make after using RoofRangeBase is yours alone. We do not recommend specific crews, products, or claim strategies. We do not promise that a roof job will land inside our band, pass inspection, or satisfy an HOA or insurer.

No warranties

The site is provided as is and as available, without warranties of any kind, express or implied — including accuracy, completeness, merchantability, fitness for a particular purpose, non-infringement, or uninterrupted availability. We may change, pause, or remove tools or rate defaults at any time.

Limitation of liability

To the maximum extent permitted by law, RoofRangeBase and its operators are not liable for any loss or damage arising from your use of, or reliance on, this site — including but not limited to:

Bad contractor hires or under-budgeted roof jobs
Material purchases, tear-off, or deck repairs based on an estimate
Insurance claim outcomes or adjuster disagreements
Permit, HOA, or code compliance problems
Data loss on your device, downtime, or third-party analytics behavior
Indirect, incidental, special, consequential, or punitive damages

If a page has a wrong default or a bug, tell us via contact. We may fix rates and defects when we can; that does not mean we underwrite your roof or accept liability for decisions you already made.

Where liability cannot be fully excluded, our total liability for claims relating to the site is limited to the greater of (a) the amount you paid us specifically to use RoofRangeBase in the twelve months before the claim (currently $0 for free use) or (b) USD $50, to the extent such a limit is enforceable.

Acceptable use

Use the calculators for personal or household planning
Do not scrape, overload, or automate the site in a way that harms availability or other users
Do not misrepresent RoofRangeBase as a licensed contractor, insurer, or engineering firm
Do not use the site to harass, spam, phish, or break applicable law
Do not reverse-engineer or republish substantial site content as your own commercial product without permission

Privacy

Calculator math is designed to run in your browser. How we handle analytics, ads, and email you send us is described in privacy. That policy works alongside these terms.

Changes

We may update these terms as the site evolves. The “Last updated” date at the top will change when we do. Continued use after changes means you accept the updated terms. If you disagree, stop using the site.
